Vacation Rental Marketing

The owner who pays on every stay

The owner I meet usually runs a few properties, or a larger portfolio through a manager, and every reservation that comes through a booking platform carries a fee. The platform owns the guest relationship, the review and the rebooking. The owner owns the property and the cleaning bill, and the margin is whatever is left after the platform takes its share.

That owner has tried marketing before. An agency set up a listing campaign, a social feed posted property photos, and the reports showed impressions and clicks. Nobody could say how many guests booked directly, or which channel brought the guest who came back a second time. The complaint is not that marketing failed to reach people. It is that nobody can say which reservation it produced.

The owner also keeps a record of each guest's source, so a returning guest is recognized as a direct guest and not counted again as a new platform booking.

Vacation Rental Marketing Services Las Vegas

Where a rental business gets its money

A short-term rental earns from nightly stays, cleaning fees and the occasional extended booking, and the direct share of those stays decides how much of the revenue the owner keeps. Repeat guests and referrals are the cheapest reservations, because they carry no platform fee and often book a longer stay.

New guests arrive from three places: the search a traveler types before a trip, the ad that appears while planning, and the link a past guest shares with a friend. Each channel has a different path to a booked stay, and each one needs a different page to close it. The first step is to find out how much current revenue is direct and how much is platform, because that split sets the size of the work.

Direct Booking Versus Platform Booking

The fee that changes the math

Platform booking is convenient for the guest and expensive for the owner. The guest finds the listing on a marketplace, books through it and leaves a review there, and the owner pays a share on each stay. A direct booking reaches the same calendar without that share, but only if the guest can find the property's own site, trust it and book without friction.

I do not tell owners to leave a platform. I set up the direct path next to it, measure how many stays came through each, and show the difference in the monthly note. The owner decides how much to move, and the numbers show what each move earned. The comparison stays honest by counting the platform's own fee and the direct booking's own costs, including the payment provider's charge, so the owner sees a true net figure.

Vacation Rental Website Pages

A direct site that answers the booking question

A direct booking site has one job: answer the traveler's booking question on the first screen and make the reservation easy from every page. That means the dates, the guest count, the property type and the calendar are in view, and the price logic is explained in plain words without a number that goes stale.

Each property or neighborhood gets its own page with real photos and a clear description of the space. A traveler searching for a place near a specific venue or a neighborhood finds a page written for that search, and the request or booking path records where the guest came from. Each page also states the check-in method and the nearest landmarks, which answers two of the most common questions before the guest asks them.

Vacation Rental Search Marketing

Search that matches the trip

Search for a rental is seasonal and specific. A traveler types a neighborhood, a venue, a property size or a trip type, and the first results are the pages that match those words most closely. The search work is to write pages around those trip-level questions and make them easy to read on a phone, where most of the planning happens.

The SEO work is covered in full on the vacation rental SEO page, and it is measured the same way: which pages brought visits, which visits became inquiries, and which inquiries became stays. I do not promise a ranking, because no honest marketer can. Search pages also serve the guest who returns for another trip, so the same pages keep bringing visits long after the first booking.

Vacation Rental Ad Campaigns

Ads that follow the event calendar

Vacation rental demand in the Valley follows a calendar of conventions, sporting events, concerts and holidays. An ad that runs during the right weeks finds a traveler who is already planning a trip, and an ad that runs in a dead week spends money for nothing. The campaign calendar is built from the dates that matter to your properties, not from a generic schedule.

The ad work is covered on the vacation rental advertising page. Each campaign is tied to a date range and a property, and the monthly note shows which stays it brought, not only which clicks it earned. Each campaign ends with a written review that names the stays it brought, the spend behind them and whether it should run again next season.

Vacation Rental Booking Website

A site built for the booking decision

A vacation rental website is built around the booking decision, not around a brochure. The calendar, the availability, the house rules and the cancellation terms are visible before the traveler has to ask, and the direct booking button stays in view on phones. Owners who manage several properties need one site that lists each property clearly.

The full design scope is on the vacation rental website design page. It covers the direct-booking pages, the calendar and the request form, and it names who writes the property copy and who approves the photos. The site also keeps a page for each property's rules, so the same answer is given to every guest.

Work I built, and what each one was

Every build below is real and every link goes to the live work. None of them is a vacation rental website or an ad campaign for a rental, and I do not claim one. Desert Inn Oasis is a Las Vegas event venue, and the closest work I have to hospitality is its brand: a redrawn logo and a site plan built from 735 competitor pages, with the site in build now. WebVegas is my own web design brand with a booking form, and GIOSTAR is a clinic website in Henderson.

Vacation Rental Reviews

What clients wrote on Google

Every written review on my Google Business Profile, word for word, including the four-star one. Nothing is picked or paraphrased, and the link opens the same reviews on Google. Most describe AI and marketing work for service businesses, not short-term rentals, and I say so because an owner should know what the reviews cover. After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

Vacation Rental Marketing Scope

What moves the cost of the work

Number of properties

One listing or a portfolio of many, each with its own pages, photos and booking path, changes the scope most.

Platforms and channels

How many booking platforms, search terms and ad channels the direct plan has to sit beside.

Tracking depth

Whether tracking stops at the booking form or follows the guest to the reservation and the repeat stay.

Copy and photos

How much of the property copy and photography you supply, and how much I write and shoot or source.

Vacation Rental Marketing Process

What happens after I say yes

  1. Step 01

    Map the booking channels

I list every channel that brings a guest today, with its fee and its share of stays, and send a written read.

  2. Step 02

    Set the tracking first

Every inquiry and direct booking gets a source tag, so the baseline shows where the current stays come from.

  3. Step 03

    Build the direct path

The site, the search pages and the campaigns are written around each property and approved one at a time.

  4. Step 04

    Measure the first season

The first season is judged by stays by source, with direct bookings counted separately from platform stays.

  5. Step 05

    Report every month

A plain note with stays by channel, the spend behind each channel and the next change I propose.

Vacation Rental Marketing Seasonality

The rhythm of Valley travel

Valley travel moves in waves. Big convention weeks, major sporting events, concerts and the holiday stretch each pull a different kind of traveler, and each one books on a different lead time. A property that is full during one event can sit empty the week after, so the marketing has to follow that rhythm rather than run flat all year.

The monthly note lines up the stays against the calendar, so the spend moves before the peak and not after the calendar has already filled. I plan the campaigns around your own booked stays from the previous year, and I adjust as the new season shows what it brings.

Vacation Rental Rules and Realities

What the rules change for marketing

Short-term rental rules in Las Vegas and the surrounding county change, and they set requirements for permits, registration and how a property may be advertised. Those rules are the owner's to know and their counsel's to advise on. My part is narrower: the marketing should never advertise a property as licensed when its permit does not cover that use, or show a capacity the rules do not allow.

I ask for the permit and registration details before any page goes live, and I write the listing copy to match them. Compliance is a decision for the owner and the city or county, not a claim a marketing page can make for them. A change in the rules is treated as a change to the listing and is recorded in the scope the same month.

Vacation Rental Guest Path

From first search to a returning guest

  1. Step 01

    The traveler searches

A search for a neighborhood, a venue or a property type brings up a page written for that trip.

  2. Step 02

    The page answers the question

Dates, guest count, house rules and the booking path are visible, and photos show the actual space.

  3. Step 03

    The guest books direct

The booking path records the source, so the reservation counts toward the direct share in the report.

  4. Step 04

The stay ends with a request

A short message after checkout asks for a review and offers the direct booking page for the next trip.

Vacation Rental Reviews and Trust

What a guest checks before booking direct

A guest who would book through a platform trusts the platform's reviews and payment protection. A guest booking direct has to trust the owner, so the site shows the property's own reviews as written, the house rules in full and a clear contact path. Nothing is hidden behind a login, and the cancellation terms appear before the booking button.

I never invent a review or a stay count. Reviews come from the guests who left them, and they are shown as written, including the ones that were less than five stars. A guest who had a problem and a fair resolution often becomes the strongest reviewer, so the reply to a critical review is written as carefully as the listing.

Vacation Rental Owner Economics

Where each stay's margin goes

A stay produces revenue after the platform share, the cleaning fee, the linen cost and the restock, and the owner's margin is what remains after those. A booking that arrives direct keeps the platform share in the owner's pocket, but it only helps if the guest arrives with the same trust and the same calendar as the platform listing. The owner's economics are the reason the direct path is worth building at all.

I model the margin per stay before a campaign runs, using your own fees and cleaning costs as written by you. The model does not assume a direct share the business has not yet earned. It shows what each extra direct stay is worth, so the spend is judged against real money. Those figures are reviewed at each monthly readout, so the model follows the stays that actually happened.

A business owner reviewing work on a phone

Vacation Rental Listing Copy

Words that describe the actual space

A listing description does one job: it tells the guest what the space is, who it suits and what to expect on arrival. Words like stunning or luxurious tell the guest nothing, and they invite the comparison that a platform's filters make easy. A plain description of the bedrooms, the parking, the pool rules and the quiet hours gets fewer surprised guests and fewer complaints.

I write the copy from the facts you give me and the photos you approve. Every claim about the property is one you can confirm at check-in, and anything you cannot confirm stays out of the description. Each description is read once more against the house rules before it goes live, so the two never disagree.

GIOSTAR homepage, a website I built

Vacation Rental Photography

Photos a traveler can trust

A traveler decides from the photos in the first few seconds, and a photo that makes the room look larger than it is produces the guest who leaves a poor review. The photos on the direct site should match the space as it is on arrival, taken in good light, with the rooms, the entrance and the outdoor area shown honestly.

I ask for real photos first and shoot or source more only where the set has a gap. Each photo is approved before it goes live, and a replaced photo is recorded in the monthly note with its date. Photos are also checked against the booking calendar, so a guest never sees a photo of a room that is being renovated.

Vacation Rental Guest Messages

The messages between booking and checkout

Most guest friction happens between the booking and the arrival: a question about parking, a late check-in, a missing code. A short set of messages, sent at the right moments, answers those questions before they become complaints. The messages carry the house rules, the arrival instructions and the contact path, and they are written once and reused.

The messages are part of the direct booking path, so a guest who books direct gets the same care a platform guest gets. The monthly note shows how many guests asked each question, which tells the owner what the listing is missing. Each message is reviewed every season, so the guidance stays accurate as the property and its rules change.
