A Direct Booking Site You Own

Vacation rental website design for owners and managers who want guests to book direct, with the calendar, house rules and booking path in view on every page. I build it, and you keep the domain, the hosting and every login.

Vacation Rental Website Templates

Why a booking site is not a template

Many rental owners start from a website builder's template, and the template gives them a gallery and a contact form. A guest deciding where to stay needs more: the calendar, the rules, the cancellation terms and a booking path that works on a phone. A template built for a restaurant or a portfolio does not answer those questions, and the owner ends up sending the same messages by hand.

I start from the booking decision and build the pages from it. Where a standard layout still fits, such as a blog or a contact page, I use one and say so in the written scope.

Vacation Rental Website Ideas

The pages a booking site needs

Property pages

One page per property with real photos, the bed count, the access details and the house rules in full.

Calendar and availability

A calendar that shows open nights before the guest asks, kept in sync with the platform calendars.

Booking and inquiry path

A direct booking button in view on every page, plus an inquiry form for stays that need a question first.

House rules and cancellation

The rules and cancellation terms stated before the booking button, in the same words the platform listing uses.

Neighborhood and area pages

Pages for the areas your properties sit in, with the access and parking facts a traveler checks.

Reviews from past guests

Guest reviews shown as written, including any that were less than five stars, with the source of each one.

Vacation Rental Booking Pages

Direct booking that answers the question

A direct booking page has one job: answer the traveler's booking question in the first screen. That means the dates, the guest count, the property type and the price logic are visible without a scroll, and the price logic is explained in plain words that stay accurate when the rate changes.

The booking path records where the guest came from, so a direct stay is counted apart from a platform stay. The booking button stays in view on phones, and the form asks only for what the owner needs to confirm the stay.

Vacation Rental Website Process

What the owner sees before launch

Before launch, the owner reviews real pages in a browser. Each property page, the calendar and the booking path are shown on a phone and a desktop, and every change is sent back in plain words. Nothing goes live until the owner approves the page, so the copy and the photos match the space on arrival.

The calendar is tested against a sample of real dates, and the booking path is tested end to end, including a payment test in the provider's test mode. The owner sees the test results before launch, in writing.

Vacation Rental Website Photos

Photos that match the space

Photos decide most of a guest's first impression, and a photo that makes a room look larger than it is produces the guest who leaves a poor review. The site uses real photos taken in good light, showing the rooms, the entrance and the outdoor space as they are on arrival.

I ask for the owner's photos first and shoot or source more only where the set has a gap. Every photo is approved before it goes live, and a replaced photo is recorded in the monthly note with its date.

Vacation Rental Website Features

Features that carry the booking

Each feature is built only where the owner's booking process needs it. A feature that the business cannot maintain is left out of the scope, so the site stays accurate.

A business owner reviewing work on a phone
  • A live calendar that matches the platform calendars
  • A direct booking button in view on every page
  • House rules and cancellation terms before checkout
  • Guest reviews shown as written, with their source
  • Maps and access details for each property
  • Tracking that counts direct stays apart from platform stays

Work I built, and what each one was

Every build below is real and every link goes to the live work. None of them is a vacation rental website, and I do not claim one. WebVegas is my own web design brand, and its four-step booking form is the closest work I have to a guest booking path. Desert Inn Oasis is a Las Vegas event venue whose brand I redrew, and its site is in build now. GIOSTAR is a clinic website I built and still run in Henderson, with online booking and lead tracking.

What clients wrote on Google

Every written review on my Google Business Profile, word for word, including the four-star one. Nothing is picked or paraphrased, and the link opens the same reviews on Google. Most describe AI and marketing work for service businesses, not rental websites, and I would rather you know that before you read them. Also rated five stars by Cyndee M., Angela M., Dan H.. After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.

Knew Justin before he started building AI systems for businesses, and watching what he's put together is genuinely impressive. He built out an AI automation setup for my website in Las Vegas and it changed how we handle leads completely. The guy actually runs this stuff himself, so he knows what works.

Vacation Rental Website Cost

What moves the cost of the site

The cost of a rental website depends on how many properties the site carries, how many photos must be sourced, and how deep the calendar connection goes. A single property with one calendar costs less to build than a portfolio of properties that share one calendar across several platforms.

I quote a fixed price for a written scope after a free look at your current site. I do not give a number before that look, because the scope decides the number.

Vacation Rental Website Process Steps

What happens after I say yes

  1. Step 01

    Grade the current site

I review your site, your listings and your booking path, and send a written read before any scope is agreed.

  2. Step 02

    Agree the pages in writing

The properties, the calendar connection, the booking path and the launch date sit on one page. Changes land there first.

  3. Step 03

    Write and design

You review real property pages in a browser and approve each photo and description before it goes live.

  4. Step 04

    Connect and test

The calendar, the booking path and the tracking are tested end to end on phones and desktops.

  5. Step 05

    Launch and report

Redirects keep existing search history, and you get a plain monthly note of direct stays afterward.

Vacation Rental Website Maintenance

Keeping the site accurate after launch

A rental site goes wrong when the calendar, the rules or the rates change and the website does not. A guest who reads one rule on the site and a different rule on the platform will dispute the stay. The site needs a regular check against the listings, and the monthly note is where that check is recorded.

Each change is written into the note with its date and its reason. Routine updates use the same review path as the launch, so every page the guest sees has been approved by the owner.

Vacation Rental Website Reporting

The note that shows direct stays

Each month you get a plain note listing the visits, the booking-path starts, the direct stays and the stays that came from platforms. A page that produced visits and no stays for a quarter is flagged, with a proposed change.

The note counts stays, not clicks. The direct stay count is checked against your own booking records, so the number in the note is the number on the calendar.
