Search Work You Can Trace
SEO Summerlin work, logged line by line: every change I make, the page it touched and what the site showed afterward. I do not promise a rank, because nobody can promise one. You keep the domain, the analytics and every login.

Summerlin SEO
A master-planned community, not a city
Summerlin is not an incorporated city. It is a master-planned community of about 130,000 people, built by the Howard Hughes Corporation along the western edge of the valley, and it spans both the City of Las Vegas and unincorporated Clark County. Summerlin describes itself as defined by boundaries and not by ZIP codes.
That matters for search. The people a Summerlin practice wants to reach say Summerlin, or they name a neighborhood inside it. A page that only says Las Vegas is answering a question the customer did not ask.

What the Monthly SEO Report Leaves Out
A report with no line to a client
The usual Summerlin SEO report lists impressions, keyword positions and a score. None of it says which call or booking came from which page, or whether the work produced a patient or a client who paid. The owner reads a chart that moves, pays the invoice and still cannot say what the money bought.
A community this size has many practices competing for the same searches. A report that cannot show which page a booking came from cannot tell you which of them is working.

How I Work on Search
A tracker you can open yourself
Every change goes into one shared log: the page, the date, the reason and the expected effect. You can open it at any time. When I make a change I write down what I expected, and at the next review I write down what the site showed. If it did not help, the log says so.
I work in the pages a search engine reads: titles, headings, the service text, the Google Business Profile and the internal links between them. I do not buy links or stuff a city name into every line.

Why Summerlin Needs Neighborhood Pages
Named places a buyer can recognize
Because Summerlin has no legal boundary, the pages have to name the places a buyer recognizes: the neighborhoods, the Downtown Summerlin district and the ZIP codes the practice actually serves. Downtown Summerlin, the community's urban core, opened its first phase on October 9, 2014, and many businesses there and nearby market to the same residents.
The Census does not draw the community cleanly either. The 2020 count for Summerlin South, a census-designated place, is 30,744, well below the community's own figure of about 130,000. I use the community's number on the page and note the difference, so the figure is not misread.
- The community covers about 22,500 acres, so two Summerlin addresses can be miles apart
- Three master associations run it: Summerlin North, Summerlin South and Summerlin West
- Pages should name Summerlin and the neighborhoods served, because the city name alone does not place a business

Summerlin Medical Access
A hospital anchor and the offices around it
Summerlin Hospital Medical Center is a 485-bed acute care hospital at 657 Town Center Drive, and it anchors the medical side of the community. Patients choosing a practice nearby can compare several offices within a short drive, so how easily they can book matters.
For a practice near that corridor, the search work is about the booking path: the service pages a patient reads first, the phone number on a phone, and the directions that match the address. A page that makes the patient hunt for any of those loses the booking.

SEO Services Summerlin
What I do each month
Each task ends with an artifact you can open. Nothing is a line item that cannot be checked.
Search audit file
A written audit of the pages, titles, speed and crawl errors, with the fixes ranked by effort.
Fixed pages
The pages I change, each with the before and after text in the log, so the edit can be reversed.
Business profile
The Google profile's categories, service area, hours and photos, kept accurate and logged when they change.
Citation sheet
The directory listings for your name, address and phone, checked for mismatches and corrected one by one.
Neighborhood pages
Pages for the real areas you serve, written with local facts, not a list of ZIP codes.
Monthly readout
A one-page note listing the calls and forms each page produced, and what changed that month.
What Gets Reported
What each report line means
| Line in the readout | What it shows | What it cannot show |
|---|---|---|
| Calls and forms by page | Which page a lead came through | Whether the lead ever became a client |
| Changes made | The date and the reason for each fix | Whether the fix caused a later result |
| Profile activity | Views, calls and direction requests from the profile | Which of those calls were booked |
| Search visibility | Where the site appears for the terms in the plan | The rank of a term nobody types |
| Open items | What I have not done yet and why | A promise that it will be done by a date |

GIOSTAR: the clinic website, booking and lead tracking
I built and run giostarwellness.com for a regenerative medicine and wellness clinic in Henderson: every service page, online booking, financing and a blog. A website lead is tracked end to end, from the form to a booked consult to an active patient, with no manual steps. I also built its live brand hub, so every page, post and print piece pulls the same colours, type and rules.

After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.

Known Justin for a few years now. Guy knows the AI space better than most people I've come across, especially here in Las Vegas where there's no shortage of people claiming to be experts. He actually understands how AI automation works at a practical level, not just the theory. The kind of person who gives you a straight answer with kindness and patience

Knew Justin before he started building AI systems for businesses, and watching what he's put together is genuinely impressive. He built out an AI automation setup for my website in Las Vegas and it changed how we handle leads completely. The guy actually runs this stuff himself, so he knows what works.

How a Summerlin Audit Starts
The first month, step by step
The first deliverable lands before the first month ends. Each step below produces something you can read.
- Step 01
Read what is there
I audit the site, the profile and the citations, and send a written read before any work is scoped.
- Step 02
Agree the fix list
You approve the changes in writing. Nothing changes on the site without that approval.
- Step 03
Make the changes
Each change is logged with its page, its date and the text before and after.
- Step 04
Read the first month
The readout shows what was visited, what produced contact and what I would change next.
SEO Company Summerlin Guarantees
What I will not promise
Nobody can guarantee a first-page result. Search engines change their rules, competitors change their pages and a term can move for reasons no one controls. Any agency that promises a rank is selling a number it cannot deliver.
What I commit to instead is the log, the readout, a written scope and a clear list of what I did not finish. If the work is not moving the bookings, the readout says so, and the owner and I decide together whether to change the plan or stop.

Scoping SEO in Summerlin
What moves the scope
I quote a fixed scope after the free look, not a retainer number on a sales page. The scope changes with these drivers:

- How many pages the site has and how many need real rewriting
- How many neighborhoods or service areas the practice serves
- Whether the profile and citations need cleanup or only upkeep
- Integrations for call tracking and booking reports
- How much of the readout you want to read in plain words each month
