Self Storage Advertising

Ads that follow the open units

Self storage advertising I run for owners who want each paid click traced to a reservation, with campaigns that move to the unit sizes still open. You keep every ad account and login.

Why Storage Ads Waste Spend

Clicks on sizes that are full

A paid campaign for storage works until the unit it promotes is full. Then the clicks keep arriving, the landing page keeps selling a size nobody can rent, and the budget keeps running. Most owners only notice when the bill arrives.

The other common waste is a campaign that sends a click to a general page with no reservation path. The tenant was ready to rent and could not find the way to do it.

What Storage Advertising Should Do

Spend that follows the vacancy

The job of a storage campaign is to put the right unit size in front of a person who is ready to rent it, and to make the reservation easy from there. Everything else is a means to that end.

So I start from occupancy by unit type, build the campaigns around the sizes that are open, and set the tracking so each click can be followed to a reservation or a call.

Campaign Types for Storage

Campaigns built around unit types

Each campaign names the unit size it sells and the page it sends the tenant to. When that size fills, the campaign moves to the next one, and the change is written in the readout.

Search campaigns by unit size

Paid search that names the unit size a tenant is looking for, sent to that unit's own page.

Map and listing promotion

Boosted listing and call campaigns, with each call tagged to the facility it reached.

Social campaigns for moving seasons

Paid social for the months your own move-in history shows demand, switched off when the sizes fill.

Retargeting for people who started a rental

Follow-up limited to visitors who opened a reservation page, not everyone who read the site.

Offer tests with a named result

One headline or offer at a time, each tied to the rental it is meant to produce, and stopped if it does not.

Storage Ad Rules to Check

Platform rules set before launch

Advertising platforms set their own rules for storage offers and for who you may target, and those rules change. Before a campaign runs I check the current policy, write the copy to fit it and keep a record of what was approved.

These are marketing considerations, not legal advice. Whether an offer, fee or disclosure is allowed is a question for your attorney, and I will not tell you that an ad is compliant.

An owner at work in a modern office
  • Current platform policy checked before every launch
  • Fees and access terms match the rental agreement
  • Each ad reviewed by the owner before it runs
  • A written record of approvals and changes

Closest Work and What It Is Not

No storage client claimed

I have not run paid advertising for a storage facility, and I do not claim results in this trade. The closest work I have is a web build and lead tracking for a Henderson clinic. That is a healthcare practice, not a storage business, and I do not present it as storage ad results.

What carries over is the method: each campaign tied to a rental, with a readout the owner can check against their own records.

Builds I can show you live

Every build below is real and every link opens the live work. None of them is a storage facility, and I do not claim ad results from them. They show how I build pages, tag leads and keep the accounts with the owner.

GIOSTAR: the clinic website, booking and lead tracking

I built and run giostarwellness.com for a regenerative medicine and wellness clinic in Henderson: every service page, online booking, financing and a blog. A website lead is tracked end to end, from the form to a booked consult to an active patient, with no manual steps. I also built its live brand hub, so every page, post and print piece pulls the same colours, type and rules.

After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.

Knew Justin before he started building AI systems for businesses, and watching what he's put together is genuinely impressive. He built out an AI automation setup for my website in Las Vegas and it changed how we handle leads completely. The guy actually runs this stuff himself, so he knows what works.

Storage Ad Readout

Spend next to what it rented

How the Ad Work Runs

Four steps with a check at each

The work runs in four steps, and the owner approves the copy and the budget before anything goes live.

  1. Step 01

    Review the current campaigns

I check what runs now, what it reaches and what it has produced, and write that down for the owner.

  2. Step 02

    Set the reservation tags

Every click, call and reservation gets a source tag before new spend starts.

  3. Step 03

    Build and approve the campaigns

Each campaign is built around a unit size and approved by the owner in writing before it runs.

  4. Step 04

    Hand over the accounts

You receive the ad accounts, the tags and the logins, plus notes on how to read the readout.

What Moves Storage Ad Scope

Scope set before any spend

I quote a fixed scope after a free look at the campaigns you run now. The drivers below change the work, and each one is written into the quote.

A business owner reviewing work on a phone
  • How many unit sizes and facilities the campaigns cover
  • How many campaigns run and how often they change
  • Reservation software and the tags it needs
  • Pages to build for each unit size
  • Monthly readout, and whether I run it or hand it over
