Owner Ads Kept Apart From Vacancies

Property management advertising where owner campaigns and vacancy campaigns run with separate budgets and separate reports, so the money spent on a new management client is never counted as a lease. I run each campaign myself.

Does Property Management Advertising Pay Off

One budget, two buyers

A property manager running ads usually pays for two goals at once. One is owner acquisition: a property owner choosing a manager for a building or a portfolio. The other is vacancy: a renter who needs a unit filled soon. Both go into one campaign, one budget and one report, and the report counts them as the same thing.

The owner feels the result as money spent, a number that goes up and no way to say whether the next management contract came from the ad or from a referral that happened to arrive that week.

Property Management Ad Services

Separate campaigns, one readout

I build owner campaigns and vacancy campaigns as separate campaigns, with separate budgets, separate landing pages and separate conversion events. The owner campaign measures portfolio review requests. The vacancy campaign measures viewing requests and applications.

One readout shows both on separate lines, so the company can move money between them on evidence rather than habit.

Campaign types I set up

These are the campaign types I build for property managers. Each one ends on a recorded action that the readout can count.

Owner search ads

Paid search on management service terms, pointing to the owner services page and a portfolio review form.

Owner social ads

Ads aimed at property owners in the company's service area, with one clear next step and no renter messaging.

Vacancy search ads

Paid search on listing and availability terms, pointing to the specific unit or floor plan page.

Vacancy social ads

Short ads for a unit open now, linking to its listing page and a viewing request.

Retargeting

Ads that return to people who viewed a listing or an owner page, capped in frequency and stopped once they apply or ask for a review.

Campaign pauses

A standing rule to pause any campaign that brings inquiries but no contracts or leases over its review window.

Work I built, live where you can check it

Every build below is real and every link goes to the live work. None of the five is an advertising client in property management, and I say so plainly. Two are full websites I built and still run. The other three are brand and content work, and each card says which.

Quotible: a testimonial-led social series

For Quotible I built a social content system that turns real customer testimonials into on-brand posts and carousels.

Have You Run Ads for Property Managers

The closest work I have

No property manager is in my portfolio, and I am not claiming an advertising client in this industry.

The closest work I have is brand work for a Las Vegas event venue, Desert Inn Oasis, where the site is still in build, and a testimonial-led social content series for Quotible. Neither one is paid media for a property manager, and I say so before you decide.

After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.

He actually understands how AI automation works at a practical level, not just the theory. The kind of person who gives you a straight answer with kindness and patience

Knew Justin before he started building AI systems for businesses, and watching what he's put together is genuinely impressive. He built out an AI automation setup for my website in Las Vegas and it changed how we handle leads completely. The guy actually runs this stuff himself, so he knows what works.

Housing Ads on Search and Social

What the platforms change

Ad platforms set their own rules for housing ads, and those rules can narrow targeting and limit the wording of a rental ad. Federal fair housing law also limits discriminatory housing advertising. Owner campaigns for a management service can fall under different rules from vacancy campaigns.

I check the current platform policy for each campaign before it goes live and flag anything the company's broker or counsel should read. Whether an ad complies is their call.

How Property Management Ads Run

How a campaign runs

Each step ends with a record the company can open and check.

  1. Step 01

    Split the goals

I separate owner and vacancy goals and set a budget for each before any ad is written.

  2. Step 02

    Build and check

Landing pages, tracking and platform policy are checked before the first ad goes live.

  3. Step 03

    Run and read

Campaigns run for set dates, and the readout is reviewed on the same day each month.

  4. Step 04

    Move the money

I recommend moving budget between owner and vacancy campaigns only when the readout shows it, and I write down why.

How Much Property Management Advertising Costs

What sets the scope

The media budget is the company's decision. I quote a fixed price for the work to set up, run and report on the campaigns, after I have read the current accounts and the intake steps.

  • How many owner and vacancy campaigns run at once
  • The service area and how many neighborhoods each campaign covers
  • Which platforms are in use, and whether each one needs a new setup
  • How many landing pages need building or changing
  • Whether owner contracts and leases are recorded in a system I can connect to

Property Management Advertising Questions

What an Owner Asks Before Any Campaign

Five things to see first

Before a campaign runs, I walk the owner through the same short list. Each point is something the readout will show.

WebVegas homepage, a website I built
  • Which owner contracts are being counted, and from which campaign
  • How a vacancy is counted, and where a lease is recorded
  • What the monthly readout looks like, with a sample filled in
  • The review date for each campaign and who decides on a change
  • What happens to a campaign that brings inquiries but no result

Who Holds the Ad Accounts

The company keeps its accounts

The ad accounts, the tracking and the records of owner contracts and leases belong to the company. I set them up in the company's name, keep access only as far as the work needs, and hand over a full list of every account and login when the engagement ends.

Other Property Management Pages I Offer

The pages around this one

Advertising brings people to the site and the search pages, and each one has to be measured on the same owner and renter split. These pages cover the rest of that path.
