Property Management SEO

Owner Inquiries You Can Trace

Property management SEO that keeps owner inquiries and tenant leases in separate reports, so a manager can see which search brought a new management client and which one brought a renter. I build the pages and run the work myself.

Does Property Management SEO Work

Owner and tenant leads mixed together

A property management company that pays for SEO usually gets a report of keyword positions and a count of website leads. The count combines two very different people. One is an owner who wants a manager for a building or a portfolio. The other is a renter who needs a unit this month. The report adds them together and calls the total growth.

That is the wound in this market. When a company cannot tell which search brought in a new management contract, it cannot tell whether the SEO works, and it cannot decide where the next dollar goes.

Property Management SEO Services

Two searchers, two page types

I treat owner acquisition and tenant leasing as two funnels on one site. Owner pages answer what an owner asks before handing over a unit: what the management service includes, how reporting works, how maintenance is approved and what happens when a tenant leaves. Listing pages answer what a renter asks: availability, pet policy, application steps and how to request a viewing.

The keyword work follows the same split. Management-service searches and rental-listing searches get different pages, different titles and different tracking, so the readout can say which search brought an owner and which brought a tenant.

Owner Searches and Tenant Searches

What each searcher types

An owner usually types a management phrase with the city, a property type or the word manager, and reads like someone comparing companies. A renter types a listing phrase with the neighborhood, a bedroom count and the word apartment or house, and reads like someone with a week to move.

A page written for one of them tends to lose the other. Owner copy that opens on a unit photo sends an owner away, and renter copy that opens on a portfolio pitch sends a renter away. Each page opens on the question its reader already has.

Pages and fixes I build for a manager

Each item is work I build or fix, and each one is dated in a log you can open.

Owner services page

Management terms, reporting and maintenance approval, written for an owner deciding whether to hand over a unit, with a portfolio review form.

Rental listing pages

One page per property or floor plan, with availability, pet policy, application steps and a viewing request.

Neighborhood pages

Pages for the areas the company manages, written from its own listings rather than copied place names.

Google Business Profile

The office listing and any rental listings the platform allows, with categories, services and hours kept accurate.

Listing site checks

Rental sites and aggregators checked for the same address, phone and availability, so renters are not sent to a unit that is gone.

Separate tracking

Owner forms and tenant forms tagged apart, so the readout never adds the two together.

Work I built, live where you can check it

Every build below is real and every link goes to the live work. None of the five is a property manager, and I say so plainly. Two are full websites I built and still run. The other three are brand and content work, and each card says which.

GIOSTAR: the clinic website, booking and lead tracking

I built and run giostarwellness.com for a regenerative medicine and wellness clinic in Henderson: every service page, online booking, financing and a blog. A website lead is tracked end to end, from the form to a booked consult to an active patient, with no manual steps. I also built its live brand hub, so every page, post and print piece pulls the same colours, type and rules.

Have You Done SEO for Property Managers

The closest work I have

No property management company is in my portfolio, and I am not claiming one.

The closest work I have is the local SEO system I ran on my own site for weeks before I pointed it at anyone else. Every fix is a dated row you can open, and that case study is linked in the pages below.

After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

The readout I send each month

How Property Management SEO Works

How the work runs

Each step ends with something the company can open and check.

  1. Step 01

    Split the inquiries

I sort the current forms, calls and emails into owner and tenant before any page changes, so the starting point is honest.

  2. Step 02

    Map searches to pages

Each management service and each listing type gets the search terms it answers, and the page that answers them.

  3. Step 03

    Build and tag

New pages go live in one batch, with separate tracking for owner and tenant actions. Every change is dated.

  4. Step 04

    Report each side

The monthly readout shows owner and tenant lines apart, and any estimate is marked as an estimate.

Fair Housing Rules for Rental Ads

What the rules change for the page

Federal fair housing law makes it unlawful to publish a housing advertisement that states a preference or limitation based on race, color, religion, sex, disability, familial status or national origin. Those limits reach search listings, social posts and the wording of a rental page.

I write the rental side to those limits and flag every line the company's broker or counsel should read. Whether a listing complies is their call, and I do not describe any page as compliant.

How Much Property Management SEO Costs

What sets the scope

I quote a fixed price for a written scope after I have read the portfolio, the listings and the current forms. Two companies with the same number of units can need very different work, so the scope is built from the properties and the listings, not from a unit count.

GIOSTAR homepage, a website I built
  • How many management services and listing types need pages
  • How many properties, floor plans and neighborhoods the company covers
  • Whether the current site is kept, rebuilt or moved to a new platform
  • How many listing sites and directories need the same details corrected
  • Whether owner and tenant forms already go to separate places
  • How much of the monthly readout comes from tools and how much is checked by hand

What an Owner Checks Before Signing

Five things an owner reads first

An owner deciding on a manager reads the site with a short list in mind. These are the points my pages answer before the first call.

A storefront street in the Valley
  • What the management agreement covers, in plain terms
  • How the owner gets reports and how often
  • Who approves repairs and at what point
  • What happens during a vacancy and after a tenant leaves
  • Who the owner talks to, by name, when a problem comes up
