Real Estate Advertising

Ad spend traced to closed deals

I run real estate advertising for brokers and agents across the Valley, with every dollar tied to a lead, a showing and a closed sale you can check yourself.

Real Estate Advertising Strategy

Why most agent ads cannot be traced

Ask a broker what the last month of advertising produced and the answer is usually a number of clicks, a dashboard screenshot and a sense that things are going well. What nobody can say is which ad produced the seller who signed a listing agreement, or which campaign brought the buyer who closed on a house in Summerlin.

The gap is structural. A listing sale can take months from the first ad click to the signed agreement, and a buyer may see a dozen ads before calling anyone. If the account only reports clicks, the spend looks busy and the closings look like luck.

Real Estate Ads Creative

Where the agency model breaks

A common setup has the agency holding the ad account, the pixel and the billing. The reports come in a template, the campaigns change without a note, and leaving means losing the audience data you paid to build. You end up renting your own marketing.

I set every account up in your name from the first day. You own the ad accounts, the audiences, the conversion events and the phone tracking, so the record of what you spent and what it produced stays with the business.

Real Estate Advertising Services

Who I run ads for

Most of my real estate clients are independent brokers, small teams and agents with a listing focus or a buyer focus. Some run a luxury book, some run a rental and investor book, and each one has a different cost per lead and a different wait between first contact and a signed deal.

I start by asking which business you want more of, listings or buyers, because the two need different ads, different landing pages and a different way of counting success.

Buyer and Seller Campaigns

Buyer ads and listing ads, kept apart

A buyer ad and a seller ad do different jobs and should never share a budget line. A buyer campaign measures viewings, saved searches and tours. A seller campaign measures listing appointments, valuation requests and signed agreements. Blending them hides which side is working.

I split the account into those two campaigns from the start. Each one gets its own conversion event, its own landing page and a monthly readout that names what it cost to get each kind of contact.

An owner at work in a modern office
  • Buyer campaigns report tours and saved searches
  • Seller campaigns report valuation requests and listing appointments
  • Each campaign has its own budget line and landing page
  • No shared pool that hides which side is working

Listing Ads That Track

What I set up before any ad runs

Before the first ad goes live, I install conversion tracking for every form, call and booking, and I test each one from a phone and a laptop. If a lead cannot be traced to a campaign, it does not count as a result and I say so in the readout.

Call tracking gives each listing or campaign its own number, so a call from a property ad can be matched to the ad, the listing and the agent who took it.

Real Estate Ads Creative Ideas

How the creative gets built

Listing ads

Photo-led ads for a single property, with the price, the neighborhood and one clear request for a showing or a call.

Neighborhood ads

Ads built around a community, its schools, parks and commute, aimed at people who are already searching by area.

Buyer guides

A short guide to buying in the Valley, offered in exchange for an email, so the buyer is worth following up.

Seller valuation offers

A plain offer to show a homeowner what their property could sell for, with a booked appointment as the only next step.

Real Estate Advertising Companies

How I compare with the usual options

Brokers usually pick between a large marketing firm, the portal's own ad program and doing the ads themselves. Each route can produce ads. The difference is who owns the account, who reads the numbers and whether the numbers connect to a sale.

Process proof, with no client case claimed

I have not run a real estate campaign for a client, and I do not claim one. What I can show you is the setup I use for every account: the tracking, the campaign split, the readout and the account ownership. Those parts are the same whether the ad sells a listing, a rental or a buyer's first home.

The live work below is the closest I have, and it is a different trade. Ask me for the setup walkthrough and I will show you the exact tracking I would install on your listings.

Real Estate Ads Compliance

Rules I work within for agents

Real estate ads carry broker identification rules and fair housing language requirements. Those rules change the wording and the targeting, and they are the first thing I check on every listing ad.

I treat them as marketing considerations only. Whether an ad meets your state and broker rules is a call for your broker and your counsel, and I will not tell you an ad is compliant.

  • Broker identification on every ad that needs it
  • Fair housing wording checked before launch
  • No targeting that uses protected characteristics
  • Your broker or counsel signs off on compliance

How I Report to an Agent

The one-page readout I send you

Every month you get one page: spend by campaign, buyer contacts and seller contacts counted separately, the cost to get each one and the signed deals that trace back to a campaign. Where a deal is still open or traces to nothing, the page says so.

The readout reads like a ledger, not a sales deck, so you can check it against your own closing records in an afternoon.

Real Estate Advertising Process

How a campaign runs, step by step

  1. Step 01

    Audit the current spend

I read what you already run, the accounts, the audiences and the tracking, and send you a written read before you pay anything.

  2. Step 02

    Install tracking first

Every form, call and booking is traced to a campaign before any new money goes out.

  3. Step 03

    Small test, then scale

Each campaign starts small, and the budget grows only after the contacts it produces are traced to a real next step.

  4. Step 04

    Stop rule in writing

The result that ends a campaign is written down before launch, so no spend runs on hope.

Real Estate Advertising Cost

What moves the budget

I quote a fixed price for a written scope after I have looked at your accounts and the listings you want to run. A single-agent buyer campaign and a multi-agent listing program are different jobs, so a price list would be wrong for most of the people who ask.

Ad platform fees are separate from my work and go straight to the platform on your card, so you can see both lines.

WebVegas homepage, a website I built
  • How many campaigns the account runs, buyer and seller
  • Whether listing photography and video need to be produced
  • Call tracking and the number of agents on the account

After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

Knew Justin before he started building AI systems for businesses, and watching what he's put together is genuinely impressive. He built out an AI automation setup for my website in Las Vegas and it changed how we handle leads completely. The guy actually runs this stuff himself, so he knows what works.

About Justin Harris

Who runs the account

I am Justin Harris. I have built websites and run digital marketing for Las Vegas businesses for fourteen years, and I still set up and read the accounts myself.

When you hire me you talk to the person building the tracking and writing the readout, not a rotating team.
