What a listing photo has to do

A buyer decides whether to book a showing from the photos, often before the price is read. The first photo has to show the home clearly and honestly, and the rest of the set has to answer the questions the buyer will ask from a phone: the kitchen, the yard, the room sizes and the way the home sits on the lot.

Late and poor photos cost the listing time. A set that arrives a week after the listing goes live, or a set with blown windows and crooked verticals, makes the home look worse than it is. Both are planning problems more than camera problems.

What I shoot

A listing usually needs a core set plus a few extras, and each part is scoped before the shoot. Each card below is a part of the set I plan for, with the count agreed in advance.

Core interior and exterior set

The rooms, the entry, the street view and the back yard, shot in an order that tells the home's story.

Twilight exterior

An evening exterior for the first photo, shot when the light and the lit windows make the home look inviting.

Aerial and drone frames

Overhead views of the lot and the surroundings, shot only where the rules and the owner allow.

Floor plans and measurements

A floor plan with room sizes, checked on site so the numbers in the listing match the home.

Virtual tour

A walkable tour built from the same shoot, so buyers who cannot visit in person can move through the rooms.

Short video walkthrough

A short clip of the home in motion, cut from the stills and footage shot on the same day.

Who Listing Photography Is For

Agents and owners listing a home

This service fits a listing agent, a broker's team, or an owner selling a home directly who needs a finished set on a fixed date. It also fits an agent who has been sent back to a photographer more than once for the same corrections.

It is a poor fit for a home that is not ready to show. Photos of a room full of boxes or a yard with a broken fence do not sell the home, and I will suggest a short prep list before I book the shoot.

Photo work I built, and where it stands

None of the five builds below is a listing shoot, and I will not show a set I did not make. Two are full websites I built and still run, where property photos and listing pages have to load fast on a phone. Each card says whether the work is live or still in build.

Real Estate Photography Process

How a listing shoot runs

  1. Step 01

    Book with a date

The shoot and the delivery date are set together, and the date goes into the written scope before the booking is confirmed.

  2. Step 02

    Prep the home

A short prep list for the seller covering lights, clutter, window coverings and the yard, sent with the booking.

  3. Step 03

    Shoot to the list

The agreed shot list is worked through in order, so no room is missed when the crew or the light changes.

  4. Step 04

    Edit to the standard

Verticals straightened, windows balanced and color set to the same standard on every frame, checked against a reference set.

  5. Step 05

    Deliver on the date

The full set sent on the agreed date, sized for the MLS, the listing site and social, with the source files kept.

After going back and forth on whether to bring in outside help, we ended up working with Justin for some AI consulting on how to structure our operations. He laid out a clear plan, didn't overcomplicate it, and we've been running smoother since. Good fit for a service business. He knows Las Vegas and he knows this stuff.

Justin joined our team a few months before opening to replace a marketing agency that wasn’t performing. He stepped up fast. Within weeks he launched a fully redesigned website with new brand guidelines, built and delivered our marketing plan and AI strategy, and helped implement our system architecture so we could open on time. Since then, he’s made several critical enhancements to the site that helped us generate revenue in our first month. His engagement was supposed to end at opening, but he became such an integral part of our leadership team that we kept him on to help evolve our marketing and tech strategy as we grow. He’s easy to work with, pushes back when it matters, and moves easily between strategy, delivery, and operations depending on what’s needed. If you’re looking for a deeply experienced, knowledgeable, and dedicated marketing, AI, or technology consultant, I highly recommend Justin Harris AI Consulting.

He was always the first one in the office, setting the tone with his strong work ethic and commitment to excellence. What stood out most was how deeply he cared about every client. He approached each project with thoughtfulness, expertise, and a genuine drive to deliver meaningful results. After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.

Knew Justin before he started building AI systems for businesses, and watching what he's put together is genuinely impressive. He built out an AI automation setup for my website in Las Vegas and it changed how we handle leads completely. The guy actually runs this stuff himself, so he knows what works.

Real Estate Photography Cost Las Vegas

What moves the cost

I quote per listing after the shot list is agreed, so the number you agree to is the number you pay. A condo with a short shot list and a large home with a yard, a drone and a floor plan are different jobs, and a rate card would be wrong for both.

GIOSTAR homepage, a website I built
  • Size of the home and the number of rooms on the shot list
  • Whether the set includes twilight, aerial or video
  • Floor plan and measurements, which need time on site
  • Number of revisit visits if the home is not ready on the first date
  • Rush delivery requested after the shoot is booked

Listing Edit Standard

How every frame gets edited

The edit standard is written down before the first shoot, so a set from a Tuesday and a set from a Friday look like one listing. Verticals are straightened, windows are balanced so the view outside is visible without blowing out the room, and color is set to a neutral daylight standard that matches the real room.

I do not add effects that change the home. No skies are swapped, no walls are repainted and no furniture is added. A buyer who visits and finds a different room loses trust in every photo in the set.

A storefront street in the Valley

Listing File Delivery

Files the MLS can use

Each listing set is exported in the sizes the MLS, the brokerage site and social channels ask for, with the file names in a fixed order. The set arrives as one folder, so the agent uploads it without renaming a single image.

WebVegas homepage, a website I built
  • A full-resolution set for print and the owner
  • A web-sized set for the MLS and listing sites
  • A social set cropped to each platform's size
  • A floor plan and the measurements in one file
  • A source file kept in an account you can open

Real Estate Media Rights

Who holds the photos

The photos are licensed to the listing agent or owner for the listing and its marketing. Use beyond that, such as a stock library or a portfolio that shows the home, is agreed in writing before the shoot.

I do not give legal advice on listing agreements or fair housing rules. Your broker confirms what the listing must show, and I shoot and edit to that brief.

One person plans the shoot

I am Justin Harris. I have built websites and run digital marketing for Las Vegas businesses for fourteen years, and I still plan each shoot and check each edit myself. When you hire me you talk to the person booking the shoot, with no call center between you and the date.

Two of the builds in the portfolio are sites I built and run, and the listing pages on a real estate site have to load fast on a phone. The same care goes into how the photos are sized for the page.
